With decades of experience in housing and development, Dwight has built a reputation for integrity, consistency, and a deep commitment to the people and neighborhoods he serves.

Beyond his professional work, Dwight has devoted many years to civic duty, serving his community through public service and local leadership roles. His involvement has given him a strong understanding of how housing, infrastructure, and thoughtful planning contribute to long-term community growth.

 Kyle Selby is a Florida-licensed real estate professional with over a decade of experience across residential, commercial, and investment real estate. Licensed since 2011 and working full-time in the industry since 2013, Kyle brings a strong analytical foundation and hands-on transaction expertise to every engagement.

Kyle joined Selby Realty in early 2018, where his practice includes residential buyer and seller representation, commercial investment sales and leasing, and property and asset management. He is known for his thoughtful, data-driven approach and his ability to guide clients through complex transactions with clarity and confidence.

Kyle holds a Master of Science in Real Estate from the University of Florida’s Nathan S. Collier MSRE Program at the Warrington College of Business. 

Prior to Selby Realty, he helped grow a real estate investment group in Nashville, Tennessee, underwriting acquisition and development opportunities, negotiating contracts, collaborating with attorneys and title professionals to remove encumbrances, and supporting hundreds of successful acquisitions through market research and pipeline analysis.

At Selby Realty, Kyle founded The Selby Team, the firm’s residential division serving the greater Daytona Beach area. Alongside his father, Dwight Selby, he is also actively developing and selling affordable homes using factory-built construction—delivering high-quality housing at price points among the most competitive in the market.

 Sarah Wardick leads client relationships and deal intake for Global Homes, serving as the first connection point for buyers, investors, landowners, and manufacturing partners. With experience in sales, community relations, and real estate, she guides clients through the modular and manufactured home process with transparency and confidence.

She holds clinical social work licensure in the state of Florida and is a licensed real estate agent, giving her strong communication and negotiation skills. Her background includes building partnerships across public and private sectors, helping people navigate complex decisions, and bringing the right teams together.

At Global Homes, Sarah focuses on education, collaboration, and smooth deal coordination—ensuring people feel supported and informed from first conversation to closing.

 With over 10 years of experience in both residential and commercial real estate, Ursula brings practical industry knowledge to her support role. As a licensed real estate broker, she assists with transactions as needed, helping coordinate documentation, timelines, and communication throughout the process.

Ursula Merrifield provides administrative and operational support to the team, assisting with systems, technology, marketing coordination, and internal processes that help keep projects organized and moving forward. She supports the maintenance of the company website and digital tools, helping ensure information is current, consistent, and accessible.

Detail-oriented and process-focused, Ursula works behind the scenes to support the team’s workflow, documentation, and day-to-day operations. Her role helps provide structure and continuity as projects progress from planning through completion.
